A cross lease is an undivided share of the land plus a long lease (often 999 years) of a specific building. Owners share the land, and every building on it, with the other leaseholders.
When the title is defective
A purchaser can object if the flats plan is wrong. Additions or alterations that change the exterior dimensions mean the vendor cannot give a valid leasehold title to those works. Sales stall. We update the cross lease (flats) plan so the title matches the buildings.
