Unlike a topographic or boundary survey, an as built survey records the improvements on the land at a point in time: buildings, stormwater, wastewater, water supply and other constructed works.
Why councils ask for it
New Zealand councils commonly require an as built by a qualified surveyor as part of development compliance. It confirms that buildings, infrastructure and utilities match approved plans and meet the relevant standards. It also supports inspections and the issue of a code compliance certificate.
Local guidance
Requirements vary. Check your council: Auckland, Hamilton, Rotorua Lakes and Tauranga all publish building and resource consent guidance. We will tell you exactly what we need to measure for your consent.
